Caddick has welcomed a £16 million infrastructure grant from Homes England, marking a significant milestone in the delivery of Leeds South Village – one of the city’s most ambitious regeneration projects.
The funding will enable vital infrastructure works to commence across the landmark development, including new roads, utilities, footpaths, cycleways and extensive green spaces, creating the foundations for a vibrant new mixed-use neighbourhood in the heart of Leeds South Bank.
With outline planning permission for 1,925 new homes – including affordable housing – alongside commercial space and high-quality public realm, Leeds South Village will transform a long-derelict brownfield site into a thriving urban community.
The announcement represents another major step forward for the project and reflects the strength of the partnership between Caddick, Homes England, Leeds City Council and the West Yorkshire Combined Authority, all working together to accelerate regeneration across the city.

The site also forms part of the proposed Leeds Mayoral Development Zone, which, subject to approval, will help unlock up to 20,000 new homes, employment opportunities, commercial development and enhanced public spaces across Leeds city centre.
The £16 million grant forms part of Homes England’s wider commitment to accelerating housing delivery and regeneration through long-term investment in infrastructure, helping unlock complex brownfield sites and support the creation of sustainable communities.
As infrastructure works progress, Leeds South Village will continue to play a central role in the transformation of Leeds South Bank, creating new homes, employment opportunities and high-quality public spaces that will benefit the city for generations to come.
