A major new investment platform backed by an initial £400 million of capital has been launched by CBRE Investment Management in partnership with Moda Living, marking a significant milestone in the growth of the UK’s professionally managed single family housing sector. The platform will draw on Caddick Group’s extensive residential land pipeline to deliver high-quality rental homes at scale across the UK.
The new strategy, CBRE UK Single Family Housing Partners, has been established to respond to growing demand for professionally managed, high-quality rental housing, with a long-term ambition to grow the platform to £2 billion in value. Moda Living will co-invest alongside CBRE Investment Management, combining its established development and operational expertise with CBRE IM’s institutional investment platform.
The partnership benefits from access to Caddick Group’s strategic residential land bank of more than 25,000 plots, creating a substantial pipeline of development opportunities alongside selective acquisitions from third-party housebuilders. This flexible approach is designed to accelerate the delivery of much-needed homes while providing long-term value for investors and residents alike.
Johnny Caddick, CEO of Moda Living, said:
“This partnership marks an important step in scaling the delivery of institutional-grade single family housing across the UK. By investing alongside CBRE IM and aligning with patient, core capital, we can take a long-term approach to delivery, bringing forward a significant pipeline of well-designed homes at scale into an underserved market with proven fundamentals.”
The launch reflects the continued strength of Caddick Group’s residential platform and its ability to unlock long-term development opportunities through strategic partnerships. By combining Caddick’s land pipeline with Moda Living’s proven delivery and operational expertise, the platform is well positioned to play a significant role in addressing the UK’s housing shortage while creating sustainable, professionally managed communities for the future.
