Property Week 2020 vision: predictions for the year ahead

Boris Johnson’s election victory was delivered by northern constituencies and now his government needs to fully support the north by ensuring it has world-class infrastructure and high-quality homes to support a growing workforce.

Regional cities are on the up. Attracting serious investment and major occupiers and transport and housing are essential to continuing that growth and it is crucial that the new government delivers what it has already promised, while also exploring what other projects may be needed.

Homeownership was at the heart of Conservative housing policy but there needs to be a recognition that renting is increasingly a lifestyle choice.

Build-to-rent can also help regional economies grow by allowing talent to move easily between opportunities and supporting regeneration efforts through accelerated delivery and higher absorption rates than for-sale housing.

Property and the economy as a whole will likely see a ‘Boris bounce’ while regional cities will continue to thrive thanks to rising graduate retention rates, improved employment opportunities and affordability, as well as thriving leisure and culture scenes.

In real estate, the trends we are already seeing – the move away from physical retail, traditional offices and owner-occupation – will accelerate. That’s why as a group our focus is on ‘beds and sheds’: delivering mid- and big-box facilities to service Britain’s e-commerce boom as well as progressing with our Moda Living BTR pipeline.

The changes in retail and commercial mean the nature of anchor tenants that typically underpin mixed-use projects will also change. Investors will increasingly look to the public realm, cultural occupiers and even residential to tie together schemes and give them an identity and sense of destination.

Resolutions: We’re committed to delivering our £5bn development pipeline, focusing on BTR, the living sector and industrial and logistics. Having started on phase one of SOYO, our new £300m neighbourhood in Leeds city centre, we will also progress with city centre sites across the country and central London.

Angel Gardens is obviously another key priority. We saw really healthy demand for apartments ahead of the building opening and with the first residents in, we want to redefine what it means to rent, setting new market benchmarks while also delivering our other sites as well as acquiring new ones.

It’s a New Year

Celebrating its 40th anniversary, Caddick Group has grown into one of the most recognisable property businesses in Yorkshire, working on touchstone projects like Headingley Stadium and Crosspoint 33.

The business is still a family operation with those bearing the name at the helm. Founder, Paul Caddick, is the company’s chairman and while he may no longer be involved in line management he maintains an active interest in all aspects of the business. His son, Johnny, is a director of Caddick Group and joint managing director of Moda, while Myles Hartley, Johnny’s cousin, is managing director of the entire Caddick Group.

Once synonymous with the retail sector, Caddick Group has largely evolved beyond the kind of projects that saw it developing Leeds’ Trinity Centre and The Broadway in Bradford.

The focus now is very much on the residential and industrial sectors, perhaps best demonstrated by the group’s high profile work on the emerging build-to-rent Moda brand, and the massive Wakefield 515 building, so-called because it’s in Wakefield and covers 515,000 sq ft of logistics and industrial space.

The company has evolved in such a way that it now has specialisms in almost all aspects of the development process. The wider Caddick Group contains businesses that focus on land acquisition and promotion, construction, funding, planning, delivery and asset management.

Old Printworks building in Leeds restored for major studio space

We’re proud to be handing over the new Leeds Studios on Whitehall Road to Leeds City Council and Prime Studios. A big thank you to everyone involved on this important project for Leeds.

The new creative complex is said to be 15 minutes from the Majestic – where Channel 4 will be opening its new headquarters.

Acquired by Caddick Group in October 2017, the site will now host 110,000 sq ft of studio space after an extensive refurbishment, including the demolition of the Petty House office building and removal of abandoned plant machinery and asbestos.

The history of the former printworks spans almost 150 years, starting in 1865 when Petty & Sons family printing company first opened its doors.

Caddick has already secured Opera North as a tenant for a 9,000 sq ft unit in the six-acre site which it is using for storage and rehearsals.

Caddick Group to deliver £50m speculative logistics scheme for AEW’s new UK logistics venture

Marking the second phase of Crosspoint 33, an emerging logistics hub near the M62 with  The TJX Companies, Inc.

Caddick Group is to build a £50m GDV distribution centre near Wakefield, Yorkshire for global real estate investment manager AEW. AEW will buy the site from Caddick Group and fund the development for its recently launched €290m develop-to-core UK logistics venture with Allianz.

Caddick Construction have been appointed as the main contractor to deliver the 512,000 sq. ft. facility, now named Wakefield 515.

Wakefield 515, previously known as Cross Point 33 phase two, will sit next to the already completed Cross Point 33 phase one, a £100m 1.2m sq. ft. distribution centre now occupied by TJX Europe, parent company of retail brands TK Maxx and HomeSense.

Located at Junction 33 on the M62 motorway, Wakefield 515’s strong transport connectivity is expected to appeal to retailers, e-commerce businesses and 3PLs, which would typically look to take a ‘big box shed’ facility like Wakefield 515. Start onsite will be early next year. The building is due to be delivered by Q4 2020 and will be marketed jointly by Dove Haigh Philips and JLL.

Myles Hartley, managing director at Caddick Developments, said: “As a Group our focus is on structurally-supported asset classes such as build-to-rent and industrial/logistics, where we see long-term growth potential. Wakefield 515, which follows on from our successful Crosspoint 33 development, will be a landmark scheme in terms of size and scale and we are keen to start on-site, creating hundreds of jobs locally both during and after construction.”

Nick Winsley, managing director and head of investments at AEW UK Investment Management, commented: “This acquisition is an excellent opportunity for AEW. The UK logistics sector is demonstrating historically strong take-up, occupancy levels and rental growth with very little new Grade A supply in the Yorkshire market for larger warehouses.”

Reel progress for state of the art TV and film studio in Leeds as contracts signed

Earlier in the year the council’s executive board approved a decision that the council would take a head lease of the property from Caddick Group, who are currently refurbishing the building, and then sublet to national operator Versa Studios who would in turn convert the buildings into six new studios ranging from 8,000 to 22,000 Square Feet.

This week, contracts have been signed between Leeds City Council and Caddick Group, and the council has also received approval to loan Versa £1.6 million to complete external acoustics work which will now start ahead of opening the studios in 2020.

With increasing demand for more space to support the flourishing creative sector in the city, the new studio will more than double the amount of usable TV and film space and could support up to six new studios.  The sector is expanding quickly following key recent announcements of relocations to Leeds by media and TV giants Channel 4 and Sky.

Moda Living appoints Caddick Construction to deliver landmark Leeds build-to-rent scheme

The project will form the first phase of Caddick Development’s £300m SOYO regeneration project in Leeds’ cultural quarter.

Moda Living, a leading developer, owner and operator of homes for rent, has appointed sister company Caddick Construction to deliver 515 homes designed exclusively for rent in Leeds city centre, with start on-site due in October this year.

Designed by award-winning DLG Architects, the rental homes will be spread across two C-shaped 16-storey blocks, with a new public courtyard in between the buildings and rooftop terraces overlooking the city centre. Two commercial units will also be delivered at ground floor.

Named New York Square after nearby New York Road and a nod to its synergy with performing arts and culture, the build-to-rent development will also host a range of on-site amenities, such as shared lounges, flexible workspaces, a cycle hub, and health and wellbeing facilities, with access to everything included in the rent.

Services include 24-hour hotel-style concierge and round-the-clock professional management, while the bespoke MyModa app will enable residents to report maintenance issues, communicate with the concierge, book events, and acts as the apartment key.

The homes at New York Square, where Moda will develop and operate the buildings for the long term, will be a mix of studio, one, two and three-bedroom apartments. A unique two-bed sharer layout will provide the perfect solution for sharers – two equally-sized bedrooms, with en-suites on either side of a shared living space, allowing for greater privacy, reduced noise and no arguing over who gets the biggest room.

The development forms a key part of the new £300m SOYO neighbourhood being delivered by Caddick Developments, another sister company of Moda Living.

In addition to the 515 Moda rental homes, SOYO will include a new hotel, bars, restaurants, further residential, a multi‑storey car park as well as high-quality public realm and open green spaces, The West Yorkshire Playhouse has also recently completed an extensive refurbishment.
